Council has approved a Zoning By-law amendment to allow a six-storey apartment building with up to 75 residential units at 349 Parkhill Rd. E.
The vacant property is located on the south side of Parkhill Road East near the Trent-Severn Waterway Canal, with Juliet Road and Woodbine Avenue nearby.
The site is currently zoned for a three-storey, 55-unit building. The amendment increases height and density to allow the larger development.
A separate site plan process is underway to finalize design details, including:
- A pedestrian connection to nearby transit
- A flashing beacon at the existing hidden driveway sign near the Warsaw Swing Bridge
- Vibration monitoring during construction in coordination with Parks Canada
- Payment for the project’s share of downstream sanitary sewer upgrades
The development also includes the removal of zoning restrictions and refinements to parking, setbacks, and site layout to accommodate the updated design.
The project is expected to generate about $3.3 million in development charge revenue and approximately $132,750 in education development charges, subject to final calculation at the building permit stage.
The applicant, Moloney Development Corporation, will still require site plan approval before construction can proceed.
