Members of Peterborough City Council have endorsed a zoning bylaw amendment that will pave the way for a new four-storey mixed-use development near Peterborough Regional Health Centre.
The proposed project would see a mid-rise building containing 16 residential units constructed at the southwest corner of Medical Drive and Alexander Court, adjacent to the Alexander Medical Building and close to both Peterborough Regional Health Centre and Extendicare.
The site is currently occupied by a one-and-a-half-storey single detached home.
City staff noted the property is well-positioned for additional residential density, with a multi-use trail along Medical Drive and a sidewalk on Alexander Court providing connections to nearby services and amenities.
Council’s approval comes as Peterborough continues efforts to meet provincial housing targets. In November 2023, council pledged to support the construction of 4,700 new homes by 2031, following a request from the province.
The proposed development would add 16 new housing units to the city’s inventory and aligns with broader plans to encourage growth in strategic areas.
The property is located within one of Peterborough’s designated Strategic Growth Areas, where higher-density residential and mixed-use developments are encouraged to support population growth and make efficient use of existing infrastructure.
Supporters of the project say developments near major employment centres and healthcare facilities can help address housing demand while promoting walkable neighbourhoods.
The zoning amendment clears the way for the proposed project to move forward through the city’s planning and development process.
